1. About SubMed
SubMed (the "Service") is an online marketplace operated by SubMed.org that helps healthcare professionals list, find, and arrange short-term subleases of medical office space. We are not a party to any sublease, lease, license, or other agreement between users. We do not own, manage, or inspect any property listed on the Service.
2. Who can use SubMed
You must be at least 18 years old and capable of forming a binding contract to use SubMed. By creating an account or otherwise using the Service you confirm that all information you provide is accurate and that you will keep it up to date.
3. Your account
You are responsible for your account, the content you post, and any activity that happens under your credentials. Please choose a strong password and notify us promptly if you suspect any unauthorized access. You may close your account at any time from your profile page.
4. Listings and content
When you post a listing you represent that you have the right to sublet, license, or share the space described, including any landlord, lender, or HOA permissions required. You agree that listings will:
- be accurate, complete, and not misleading;
- describe a real medical office, exam room, procedure room, or related professional space;
- not infringe anyone else's rights or violate any law, including HIPAA, ADA, fair housing, anti-discrimination, healthcare, or zoning rules; and
- not include patient data, protected health information, photographs of identifiable patients, or other confidential information.
You grant SubMed a worldwide, non-exclusive, royalty-free license to host, display, and distribute your listing content so that we can operate and promote the Service.
5. Bookings and agreements
Any sublease, license, or other arrangement reached through SubMed is between the listing owner and the inquiring user. You are solely responsible for vetting the other party, verifying credentials and insurance, complying with applicable healthcare regulations, and signing a written sublease agreement before exchanging keys or money. Sample agreements provided in our Resources area are templates only and are not legal advice.
6. Acceptable use
You agree not to:
- scrape, crawl, or use automated means to access the Service except for our public sitemap;
- impersonate another person or misrepresent your affiliation;
- send spam or unsolicited commercial messages through SubMed;
- upload malware or attempt to interfere with the Service;
- use SubMed to discriminate against users in violation of applicable law.
7. Fees
SubMed is currently free to use. If we introduce paid features in the future we will give you advance notice and an opportunity to review the pricing before any charge applies.
8. Disclaimers
The Service is provided on an "AS IS" and "AS AVAILABLE" basis without warranties of any kind. SubMed does not guarantee the accuracy of listings, the conduct of users, the availability of spaces, or any specific outcome from using the Service.
9. Limitation of liability
To the maximum extent allowed by law, SubMed and its operators will not be liable for any indirect, incidental, consequential, special, or punitive damages, or for any loss of profits, revenue, or data, arising out of or in connection with your use of the Service. Our total liability to you for any claim is limited to one hundred U.S. dollars ($100).
10. Termination
We may suspend or terminate access to the Service at any time, with or without cause, including for violations of these Terms. You may stop using SubMed at any time. Sections that by their nature should survive termination will survive.
11. Changes to these Terms
We may revise these Terms from time to time. When we do, we'll update the "Last updated" date above. Continued use of the Service after changes take effect means you accept the revised Terms.
